A City Built on a 1950s Map
Much of North Port was laid out as one huge subdivision in the late 1950s and 1960s, long before most of its houses existed. Lots were sold years ahead of construction and filled in slowly, so a single street can hold a 1980s concrete-block home, a 2000s pool home and a house finished last year.
That makes the age of a neighborhood a poor guide to the age of a house. We look at each system on its own terms: the roof, the electrical panel, the water heater, the air conditioner and the plumbing can all date from different years, and your report tells you which ones are near the end of their life.

Storms, Roofs and Water
Hurricane Ian in 2022 brought damaging wind and widespread flooding to North Port. Many homes now have new roofs and repaired interiors, and many others still have older roofs that rode out the storm. Either way, the roof and any past water damage deserve a careful look.
We check roofs up close and with our drone, look for stains, patched drywall and swollen baseboards, and use thermal imaging to find moisture you cannot see. If you want to get ahead of the next storm, our hurricane prep guide lists what to check.

Insurance Inspections in North Port
Florida insurers often require a 4-point inspection of the roof, electrical, plumbing and HVAC before they will write or renew a policy on an older home. A wind mitigation inspection documents features like roof-to-wall connections, roof shape and opening protection that can earn premium discounts. Homes built to newer Florida codes often qualify for more of them.
We also offer roof certifications for insurance. Read how wind mitigation inspections can lower your premium, or see all of our inspection services.

New Homes and Neighbors
New construction is a big part of North Port today, especially around Wellen Park. A new home still benefits from an independent inspection, because the builder's own checks are not done for you. Our guide to buying a new build explains what to check before closing.
Many North Port buyers are also looking up the road in Sarasota. We serve all of Sarasota County, plus Manatee, Lee, Charlotte and Hillsborough Counties. See our Sarasota home inspections page, or our Venice move-in checklist for snowbirds.

North Port Home Inspection Questions
Do you charge a travel fee in North Port?
No. We never add travel fees, and North Port is our home base. Your price is based on the square footage and age of the home, with no extra charge for the infrared camera, drone or crawlspace robot.
How soon will I get my report?
Reports are delivered within 24 hours, and often the same day, so you and your realtor can keep the transaction moving. You can reach Kevin by phone or text with questions afterward.
Will I need a 4-point and wind mitigation report for a North Port home?
On an older home, your insurer will very likely ask for a 4-point, and a wind mitigation report can lower your premium on almost any home. Both are inspections we offer, and they can be done during your inspection period.
The home was repaired after Hurricane Ian. What should I ask for?
Ask the seller for the permits, invoices and insurance paperwork for the roof and any interior repairs. During the inspection we look closely at those areas, and thermal imaging helps show moisture that may still be in the walls.
