4-Point Inspections in Sarasota & North Port, FL
Florida insurers often ask for a 4-point inspection before they will write or renew a policy on an older home. Inspector Kevin documents the roof, electrical, plumbing and HVAC the way underwriters need to see them, for homes across Sarasota, Manatee, Lee, Charlotte and Hillsborough Counties.

The Four Systems Your Insurer Asks About
A 4-point inspection is a focused look at the four parts of a home that cause the most insurance claims: the roof, the electrical system, the plumbing and the heating and air conditioning. For each one, the report records what is installed, roughly how old it is, what condition it is in and whether there are signs of leaks, damage or hazards, with photos.
The age at which a carrier starts asking for a 4-point depends on the company, but if your home is a few decades old, plan on needing one. As a Florida-licensed home inspector, Kevin completes the report your insurer or agent asks for.

What Holds Up Older Sarasota-Area Homes
Sarasota has a lot of homes built from the 1950s through the 1980s, and North Port has plenty from the 1980s and 1990s. In homes that age, the same items come up again and again: electrical panels from brands insurers avoid, such as Federal Pacific and Zinsco, fuse boxes, and aluminum or cloth-insulated branch wiring.
On the plumbing side, insurers look hard at polybutylene and galvanized supply pipes, older cast iron drains and aging water heaters. Roofs near the end of their life, active leaks and old AC systems round out the list. Some fixes are quick, like a water heater swap. Others, like re-piping or a new roof, take planning, so it pays to know early.

4-Point Inspection Questions
Is a 4-point inspection pass or fail?
Not from the inspector. We document the age, type and condition of the roof, electrical, plumbing and HVAC, with photos. Your insurance company reads the report and decides whether to write the policy, ask for repairs first or decline.
Can I get a 4-point and a wind mitigation inspection at the same time?
Yes. Both are insurance inspections, and many Southwest Florida homeowners need both, especially when buying an older home or switching carriers. The 4-point helps you get coverage, and the wind mitigation report can lower the premium.
How old can a 4-point report be?
That is up to your insurance company, and most want a recent one. Ask your agent before you schedule so the report is accepted the first time.
I am buying an older home. Is a 4-point enough?
No. A 4-point is written for your insurer and covers only four systems. A full home inspection also looks at the structure, exterior, interior, attic, windows, doors and appliances, which is what you need before you buy.
